Attorney Kenneth M. Gruder is a founding Member of the firm and Chair of the Real Estate Law Practice Group. He handles all aspects of residential and commercial real estate law, including purchases, sales, refinances, evictions, foreclosures, short sales and loan workouts.

Attorney Gruder's practice is best described as divided among two (2) separate but related types of transactions: General Real Estate Transactions and Default Solutions. Ken utilizes different staff to handle these two separate practices, in order to bring our talented staff's best skill sets to each practice and to maximize clients' comfort and familiarity by being able to form identifiable relationships with our paralegals and legal assistants. Attorney Gruder establishes strong relationships with his clients that enable him to serve as their de facto general counsel, advising them on business issues, dispute resolution, litigation alternatives and general matters.

  • General Residential Real Estate Transactions (Purchases, Sales and Refinances) Attorney Gruder's hands-on philosophy and around the clock accessibility have made him a favorite for Wall Street executives and business travelers who have short windows of time in which to communicate with their attorney for attentive and concise representation. Realtors and mortgage originators know that when Ken is handling their client's transaction, the closing will occur as smoothly as possible, with the client's questions answered promptly and needs attended to expeditiously.
  • Loss Mitigation (Default Solutions and REO) Mr. Gruder has a Statewide practice involving the sale of foreclosed properties. Many national lenders, outsourcers and loan servicers utilize Ken’s expertise for default solutions throughout Connecticut. Ken attends statewide and national REO conferences. These conferences keep him abreast of new developments in the REO and Loss Mitigation arenas. He also lectures to realtors and business organizations concerning such topics as short sales, disclosure laws, and changes in the State and Federal real estate and lending laws.

 

SHORT SALES: Short sales are a very large part of Attorney Gruder’s practice, and Ken has lectured to realtors as a keynote speaker at many realtor associate events and at over thirty offices to assist realtors in recognizing the key facets involved with achieving a short sale and how to advise both their buyer and seller clients when listing and selling short sale properties. Short sale clients meet personally with Attorney Gruder (not just with staff) to become comfortable with the short sale process and for Ken to evaluate the client’s particular circumstances in order to determine the likelihood of the client’s potential sale. Attorney Gruder employs staff with significant short sale training and experience and works with the realtors in a team approach to maximize the clients’ opportunities for success. There are many factors that influence whether a short sale has a reasonable likelihood of success, and Attorney Gruder believes that he can save clients and realtors much time and money in giving accurate and timely assessments of each client’s situation.

A graduate of George Washington University and The Boston University School of Law, Mr. Gruder is a frequent lecturer at functions sponsored by real estate brokers and trade associations on many topics involving real estate law. Ken is an affiliate member of the Mid-Fairfield County Association of Realtors, from which he has won numerous Certificates of Appreciation for leading New Broker Orientations, and he provides seminars on various issues of interest to realtors.

Attorney Gruder also served as General Counsel for the Connecticut Multiple Listing Service, Connecticut's largest MLS, to which 12,000 realtors subscribed, until its merger. He also counsels local realtors and their affiliates. Ken has lectured at Real Estate University, which instructs salespersons obtaining licensing and realtors who are studying for their brokerage examination. He has also given lectures to the Greater Fairfield Board of Realtors, Greater Bridgeport Board of Realtors, and Stamford Board of Realtors.

Representative clients include most national loan servicers, over 35 mortgage lenders, several national and regional title insurance companies and many other of the nation's largest REO and Servicing companies.

Attorney Gruder and the firm’s Accounting Department have been vetted by Secured Settlements for commitment to quality control, independent risk management and transactional transparency.

A resident of Fairfield, Connecticut, Ken is the father of three grown children and survives his wife Allison, of blessed memory.
